Most people assume summer is the best time to sell. But the market doesn’t work that way in 2026.
Real estate has its own seasons. The strongest season is spring, not summer.
In June 2026, LA County demand peaked in May at 3,959 pending sales—but dropped 3% to 3,845 by June. Orange County: demand peaked at 1,678, fell 4% to 1,606.
More homes come to market in summer, but buyer demand has already peaked. LA County inventory grew 5% (13,814 to 14,557). Orange County jumped 9% (4,307 to 4,681). Expected market time: LA 114 days, OC 87 days.
Homes correctly priced and in turnkey condition still sell fast—10–26 days. Overpriced homes sit 60–90+ days.
1. Timing matters—but preparation matters more. A correctly priced home sells in any season.
2. Pricing is non-negotiable in summer. Price to sell.
